Step-by-Step: Hot Water Tank Maintenance

Turn Off Power or Gas Supply
Before starting anything, we make sure the unit is safe to work on:
- For electric tanks: we shut off the breaker.
- For gas tanks: we turn off the gas valve.
This prevents injury or damage during inspection and cleaning.

Turn Off the Cold Water Supply
We close the valve that brings cold water into the tank. This stops new water from entering while we work on it.

Inspect the Tank for Leaks or Rust
We do a full visual inspection of the tank:
- Check for rust, corrosion, or leaks
- Look at the base of the tank, where damage often starts
Inspect pipes and connections for any wear or stress

Flush the Tank (Drain Sediment)
Over time, sediment builds up inside the tank. This can reduce efficiency, make noise, and damage the inside of your heater.
Here’s how we flush it:
- Connect a hose to the drain valve at the bottom of the tank
- Open the valve to let water (and sediment) drain out
- Let it run until it’s clear
- Close the valve and remove the hose
This step is essential in areas with hard water and helps prevent overheating or clogging.

Check the Anode Rod (Anti-Rust Rod)
The anode rod helps prevent the tank from rusting by attracting minerals that would otherwise attack the tank lining.
We:
- Open the top of the tank to remove the rod
- Inspect it for wear
- Replace it if it’s heavily corroded (we recommend replacing every 3–5 years)
A healthy anode rod can double your tank’s lifespan.

Test the Pressure Relief Valve (TPR Valve)
This safety valve prevents the tank from over-pressurizing, which could be dangerous.
We:
- Gently lift the valve tab to let water out
- Ensure it opens and shuts properly
- Replace it if it’s stuck or leaking

Check the Thermostat & Heating Elements
We check:
- Temperature settings (ideal is 120°F or 49°C to prevent burns and save energy)
- That the thermostat is working
- For electric tanks: we test the upper and lower heating elements
Faulty thermostats or elements are common causes of water not getting hot enough.

Inspect Venting & Combustion (Gas Tanks Only)
For gas water heaters, we:
- Check the vent pipe for blockages or leaks
- Look at the burner assembly for signs of rust or soot
- Test the pilot light and flame color (a healthy flame is blue)
This ensures safe combustion and prevents carbon monoxide issues.

Refill the Tank and Restore Power/Gas
After the inspection and flushing:
- We close the drain valve
- Turn the cold water supply back on
- Let the tank fill completely
- Bleed air from the system (open a hot tap)
- Turn power or gas back on and test the unit

We do one last check:
- Listen for unusual sounds
- Look for any small leaks
